How to Book Vacation Rentals Direct

Why booking directly matters more than ever—and how to find the best way to book your next getaway.

You've found the perfect vacation rental. The photos are beautiful, the location is just right, and you can already picture yourself enjoying that first cup of coffee by the pool.

But before you click "Reserve," there's one more thing worth checking.

Does that vacation rental have its own website?

Most travelers are familiar with Airbnb and Vrbo. They're wonderful tools for discovering unique properties, comparing destinations, and reading guest reviews. But what many people don't realize is that the very same homes can often be booked directly through the owner's website.

And with significant changes happening in the vacation rental industry, knowing how to

book directly may be more valuable than ever.

The Vacation Rental Marketplace Is Changing

For years, major online travel agencies (OTAs), including Airbnb and Vrbo, have connected millions of travelers with independently owned vacation homes.

But those platforms charge for their services, and in 2026, some of those charges are changing significantly.

Airbnb's New Fee Structure

In October 2026, Airbnb completed a major transition for hosts using property management software, replacing its traditional split-fee structure with a single service fee of 15.5% paid by the property owner.

Although guests no longer see a separate Airbnb service fee on listings using this structure, that doesn't mean the cost has disappeared.

Owners must account for the commission when setting their rental rates. In Texas, applicable sales taxes on portions of Airbnb's service fees have added another layer of expense, although the state has announced plans to change this tax treatment.

Vrbo's New 12% Commission

Vrbo is making a significant change of its own.

Beginning October 29, 2026, affected property owners will transition to a 12% commission on reservations. Importantly, this commission is separate from the variable service fee Vrbo continues to charge travelers.

For owners, these are substantial costs of doing business. For travelers, they are another reason to understand how a vacation rental is priced.

What Do Those Fees Look Like in Real Life?

Let's say a vacation rental owner wants to earn $500 per night.

With Airbnb's current fee structure, including additional charges we've seen on Texas reservations, approximately 16.3% of booking revenue can go toward platform fees and related taxes.

To receive that same $500 after those deductions, the owner would need to advertise the property at approximately $597 per night.

That's nearly $100 more per night simply to account for the cost of booking through the platform.

Over a four-night stay, the difference approaches $390—money that could otherwise go toward enjoying the destination.

Of course, not every owner adjusts their rates to fully recover these expenses, and direct bookings have their own processing costs. The actual price difference will vary from property to property.

But it illustrates why comparing your options is worthwhile.

The home is the same. The pool is the same. The experience is the same. The way you book it can make a difference.

How to Find a Vacation Rental's Direct Booking Website

Here's a little insider travel tip: finding a property's direct booking website is often easier than you think.

You've discovered a beautiful home on Airbnb or Vrbo. Before booking, take a few minutes to see whether the property has its own website.

Here's how.

Step 1: Look for the property's name.

Many independently owned vacation rentals have distinctive names.

Look through the listing title, description, and photographs for clues. A property might be called something memorable like "Flamingo Cottage" rather than simply "Three-Bedroom Galveston Home with Pool."

Step 2: Search Google for the name and destination.

Open a new browser tab and search for the property's name along with its location.

For example: Paix Bleu Dragonfly Cottage Galveston

If the property has an independent website, it may appear in the search results.

Step 3: Can't find a name? Try searching by description.

Not every vacation rental prominently displays its name.

Try combining a few distinctive features with the neighborhood or destination. For example: Galveston vacation rental private pool and spa

Unique combinations of property features can help narrow your search.

Step 4: Try a reverse image search.

This is a particularly handy trick!

If you've found a vacation rental you love but can't identify its name, try searching for one of its photographs with Google Lens.

Right-click a listing photograph and select the option to search the image with Google

Lens, or use the Lens feature in the Google app.

If the same photograph appears on the property's independent website, you may be able to find it that way.

Step 5: Look for an established website.

Once you find a potential match, make sure it's the same home.

Compare the photographs, bedroom arrangements, amenities, and property descriptions.

Look for an established rental business with clear contact information, policies, and a secure booking process.

Step 6: Compare the total price for your dates.

Now for the interesting part.

Enter the same travel dates and number of guests on both websites.

Compare the complete reservation totals, including all fees and taxes. Also review cancellation terms and payment schedules, since they may differ.

You might discover an opportunity to save—or simply a more personal way to reserve your stay.

Either way, you'll be making an informed decision.

Why Booking Directly Can Be a Better Experience

1. More Vacation, Less in Fees

When you book directly with an independent vacation rental owner, you eliminate the commission associated with a major third-party booking platform.

That creates an opportunity for more competitive pricing.

Think about what even a modest difference could mean for your next vacation: a wonderful seafood dinner, tickets to a local attraction, or perhaps an extra day enjoying the beach.

The important thing is to compare the total cost of your stay, including cleaning fees, taxes, and any other charges—not simply the advertised nightly rate.

There's something reassuring about knowing exactly who you're renting from.

When you book directly with an owner-operated vacation rental, you're often communicating with the very people who selected the furniture, planted the garden, and know which spot on the deck catches the best evening breeze.

Have a question about the pool? Wondering whether the kitchen has everything you need for Thanksgiving dinner? Curious about the best place to watch the sunset?

You're asking someone who actually knows.

At Paix Bleu, we love sharing those little details that make a stay feel special.

No two vacation rentals are exactly alike. Neither are the people who stay in them.

Maybe you're planning a multigenerational family gathering, celebrating a milestone birthday, or escaping for a long-overdue weekend together.

Booking directly gives us an opportunity to learn a little about your plans and help you find the home that fits them best.

It also makes it easier to stay connected before your arrival, throughout your visit, and when you're dreaming about returning.

A beautiful home is only part of a wonderful vacation. The other part is discovering what makes a destination special.

For us, that's Galveston.

We love the island's historic architecture, independent restaurants, quirky shops, and wonderful mix of coastal traditions.

And some of our favorite island experiences aren't necessarily the ones you'll find at the top of a travel website.

When you stay with a locally engaged host, you have someone who genuinely wants you to enjoy the place they love.

A Word About Booking Safely

While we're enthusiastic supporters of direct booking, we also believe travelers should book thoughtfully.

Major platforms provide familiar payment systems, verified booking histories, and certain traveler protections. Those services have value.

When booking directly, look for:

  • An established property website with recognizable branding

  • Authentic guest reviews and consistent property photographs

  • Clearly stated rental policies and cancellation terms

  • A written rental agreement

  • Secure credit card payment processing

  • Accessible contact information for the owner or management company

Be cautious about unfamiliar payment links, requests for wire transfers, or someone claiming to represent a property without independently verifiable information. If you've already made a reservation through Airbnb or Vrbo, follow the terms of that reservation.

A reputable direct-booking business should make the process feel transparent, professional, and comfortable.

A Little About Paix Bleu

At Paix Bleu, we've created a thoughtfully curated collection of three unique vacation rentals on Galveston Island.

There's our coastal modern home in Sea Isle, with its private pool and spa; the whimsical Dragonfly Cottage, tucked into a delightful garden setting seen above; and our cozy island condo, perfect for a getaway for two.

Each has its own personality, but they share something important: a commitment to thoughtful design, genuine hospitality, and making your time on the island memorable.

We're grateful for the booking platforms that introduce travelers to our homes. They've connected us with wonderful guests over the last eight years.

But we also believe travelers should know that another option exists.

Whether you're planning a Galveston getaway or exploring somewhere entirely new, take a moment to look beyond the familiar booking platforms.

You might find that the best part of booking directly isn't just the potential savings.

It's the connection to the people and places that make a vacation special.
