When you book one of our properties, you are agreeing to our house rules. Please read them first.
House Rules
Must sign rental agreement and pool waiver upon booking
Must submit a $750 off-platform security hold that will be collected upon signing rental agreement but it will not be placed until 2 days prior to arrival and released 5 days after departure, if no damages are reported. Please note we are API Connected to a hotel-style software called OwnerRez to safely and securely take off-platform security deposits.
All names, contact phone numbers, signed rental agreement, and valid identification must be provided for all guests over 18, within 72 hours of reservation acceptance or 24 hours before check-in, which ever is sooner.
**NO access code will be provided until ALL of these items have been received**
Occupancy:
10 people only. Infants count towards total.
NO EXCEPTIONS. $100 fine per night for each unregistered guest and/or pet
Pet Rules:
Max of three dogs over one year of age
$150 non refundable pet fee will be charged after booking if not included in your guest count
Per City of Galveston ordinance dogs must be on leash at all times outside
Owners must pick-up waste
No Cats
No puppies
House Rules:

Primary renter must be 25 or older

Primary renter must be present for the duration of the reservation

Renters must be courteous and respectful to neighbors and property

Quiet hours are from 10 pm to 8 am. Please remember people might be sleeping!

Please adhere to posted weight limits on furnishings, ie bunk beds, chairs. Swinging daybed has a weight limit of 250lbs per the manufacturer.

No smoking of any kind is permitted within the unit; infractions will be charged against security deposit

Working condition and availability of amenities are not guaranteed. No refunds or rate adjustments will be made for mechanical failures or unavailability.

Guests are not permitted to tamper with wifi equipment. Doing so can result in immediate eviction with no refund.

No commercial photography or filming is permitted on the property; tents or other structures may not be erected

Renter is liable for any and all damage to the physical property and contents and agrees to charges against security deposit and any and additional costs as well

Street parking is limited to two vehicles. Streets are public and you may not be able to find a spot close to the home. We encourage guests to park in the spaces provided in the back. Access is via the alleyway. Do not block the alley.

Do not leave valuables in the alley.
Due to local laws, regulations, or Homeowner Association rules, guests may be required to agree to additional terms of service which include but are not limited to:

All occupants who rent short term rental units in the City of Galveston agree to not violate city or state laws, including; but not limited to, restrictions on parking, trash disposal, noise, discharge
of firearms, use of fireworks, barking dogs, and/ or any other conduct. -
Occupants of short term rental units shall comply with the parking regulations of the city code and state law

Each failure of the occupants of a short term rental unit to adhere to the minimum standards of conduct may, in addition to any charges brought against the occupants, will be considered a violation and occupants can be evicted with no refunds and can incur additional fines.
Pool and Spa Rules:

NO LIFEGAURD ON DUTY, SWIM AT YOUR OWN RISK

No diving, jumping, running or rough play

No glass or breakable items

No food in the pool or spa

No pets in the pool or spa

Children under 14 must be accompanied by an adult

Never leave a child unattended

Children that are not potty trained must wear swim diaper

Shower before entry

Enter and exit spa carefully

Persons with health conditions or pregnant should consult doctor before use

Do not take drugs or alcohol while using the spa

Do not enter if water temp is above 104 fahrenheit

No bubbles, soap or oils in spa

Use the bathroom, not the pool or spa

Occupancy limit for pool area is 10 people

Must adhere to quiet hours of 10 pm to 8 am

Do not touch the pool and spa equipment

Pool Heating:
From September to May pool heating can be requested. The is an additional fee of $85 a day to heat the pool. Please let your host know ahead of time to ensure we have enough propane and time as it is a significant amount of water to heat.
Fire Safety:
Smoke & Carbon Monoxide Detectors

The home is equipped with smoke and carbon monoxide detectors.

If you hear an alarm, exit the home immediately and call 911.
Fire Extinguishers

Fire extinguishers are located in key areas of the home (typically the kitchen and utility areas).

Please familiarize yourself with their locations upon arrival.
Cooking & Grill Safety

Never leave cooking unattended on the stove, oven, or grill.
-
Use only charcoal—do not burn wood, trash, or other materials.
-
Do not use lighter fluid once the fire has started.
-
Safe Operation
-
Open the lid before lighting to prevent flare-ups.
-
Use long-handled tools and keep a close eye on the grill at all times.
-
Supervise children and pets while the grill is hot.
After Use — Fully Extinguish Coals

Close the grill vents and lid to cut off oxygen.
-
Allow coals to cool completely (this may take several hours).
-
Once cooled, dispose of ashes in a designated metal container—never in plastic bins or near the home.

Fire Pit Use
If you choose to enjoy the fire pit, please do so responsibly:

Never leave the fire unattended.
-
Keep a safe distance from the flames and supervise children and pets at all times.

Furniture should be a minimum of 2 feet from the outside fire ring.

Burn only clean, dry, seasoned wood (e.g., oak,. Avoid leaves, brush, rubbish, construction materials, pressure-treated wood, or wet/green wood, which produces excessive smoke and hazardous fumes

Avoid using the fire pit during high winds or burn restrictions.
Before going inside for the night, the fire must be fully extinguished.

Douse the fire thoroughly with water.
-
Continue adding water until there is no heat, smoke, or glowing embers remaining.
The fire pit should never be left smoldering or unattended.
Other:
Any infraction to the community or house rules that may result in a fine (ranging from $25 to $5000) will be passed onto the renter; these may include, but are not limited to: nuisance violations, improper trash removal, pet violations, lost keys. Failure to comply with occupancy limits, parking requirements, noise ordinance, or acts considered unsafe or inappropriate can result in eviction with no refund.
From time to time, vendors may access the property to perform proper maintenance. This includes, but is not limited to pest control, trash service, landscaper, pool maintenance, or plumber. Guests will be notified if access is needed inside property.
Galveston is a barrier island on the Texas Gulf Coast. Mosquitos, spiders, rodents and other creepy crawlies are quite common. Properties are treated quarterly and no refunds will be given for critter sightings. Coyotes, snakes and other vermin live here too; be mindful of your pets and children.
Additionally, hurricanes are common from approximately June to November. Travel insurance is recommended.
