Must sign rental agreement upon booking

Must submit a $500 off-platform security hold that will be collected upon signing rental agreement but it will not be placed until 2 days prior to arrival and released 7 days after departure, if no damages are reported. 

Occupancy:

One Bedroom Units: 4 people, 2 pet maximum. Infants count towards total.

NO EXCEPTIONS. $100 fine per night for each unregistered guest and/or pet

Pet:

Max of two dogs over one year of age
$95 non refundable pet fee will be charged after booking 
Pet name, breed, weight, age,  coloring and current medical/shot record must be provided
Per City of Galveston ordinance dogs must be on leash at all times outside
Owners must pick-up waste
No Cats
No puppies

House Rules:

 

Check-in: 3 pm

Check-out: 10 am

Renters must be 25 or older
Renters must be courteous and respectful to neighbors
Quiet hours are from 10 pm to 8 am. Please remember people might be sleeping!
The property and amenities, ie pool, cannot be used by more than the number of adults, children and pets listed in your reservation. Infractions are fined.

All names, contact phone numbers, pet information, vehicle information and valid identification must be provided for all guests over 18, within 72 hours of reservation acceptance or 24 hours before check-in, which ever is sooner.

**NO access code will be provided until ALL of these items have been received**

No smoking of any kind is permitted within the unit; infractions will be charged against security deposit
Working condition and availability of amenities are not guaranteed. No refunds or rate adjustments will be made for mechanical failures or unavailability.
No commercial photography or filming is permitted on the property; tents or other structures may not be erected
Renter is liable for any and all damage to the physical property and contents and agrees to charges against security deposit and any and additional costs as well

Due to local laws, regulations, or Homeowner Association rules, guests may be required to agree to additional terms of service which include but are not limited to:

Proper pool attire, behavior, and wearing of pool bands while in pool
No smoking or alcohol in pool area
No hanging of laundry (towels included) in public spaces
No loud gatherings that could be deemed disruptive to the community

Any infraction to the community or house rules that may result in a fine (ranging from $25 to $500) will be passed onto the renter; these may include, but are not limited to: nuisance violations, lost pool tags, improper trash removal, pet violations, lost keys.
